HOMES & BUDGET

What an area house price really tells you

A single price is a useful starting point, but it is not a valuation of every home in a town. The type of property, recent transactions and the geography behind the figure all matter.

Completed sales

Where a sufficiently supported local sample is available, ThereAway uses a transaction-weighted completed-sale average. This describes the homes that actually sold in the sample period. A run of larger detached homes or small flats can move the figure without every property changing in value.

Area averages

Where local sales are insufficient, an official authority-area House Price Index average or a labelled estimate can provide context. A council area may contain very different neighbourhoods. The location guide identifies this broader basis.

Use a budget as a search guide

A lower area average can suggest places worth investigating. It cannot prove that a suitable house is available within your budget. Compare actual listings, property type, condition and likely additional costs.

Check the period and source

Completed sales are historical and registered transactions can arrive with a delay. The full measurements section retains sample dates and counts where available. For a specific purchase, inspect individual comparables and obtain appropriate professional advice.
